President Sobel called the meeting to order at 7:00pm.

President Sobel spoke to the members attending about our “dam year”. It was a positive year but not without its challenges. The repair of dam has taken longer than was hoped. Late spring saw algae blooms before the tilapia were delivered. The new Arlington Villa Apartment complex construction will go forth after being approved by city council. AT&T fiber was finally installed but required yards torn up several times during the process. Resurfacing and/or reconstruction will begin on neighborhood roads starting on January 19th. In spite of all those things, we have had a great year.

Noelle Slater spoke about the 50th anniversary of The Lights at Interlochen. She and her family along with lots of volunteers helped many of our residents “light up” their yards. She had donations of lights, blow ups, and yard art which made for a festive treat for visitors in the neighborhood. Many of the comments received were that “the lights were magical this year.” This is great publicity for our neighborhood bringing value in so many ways.

David Duperre updated the web site and the e-directory which will be sent out this month. If you have any changes, please let us know. Also, If you have any 2024 pictures from the neighborhood lights please e-mail them as we would like to have them posted on the website.

Bruce Turner gave the Treasurers report. Half of the dam payment is still owed but the delays in constructions allowed interest to collect on the bank funds for another year. Every dollar helps keep HOA away from any special assessments regarding the dam project.

Chris Slauter reported on the new TREC fees which are collected from the title company when houses transfer ownership in the neighborhood. She was also able to negotiate a much better rate for the electricity used to power the fountains. That new five year contract will be through Constellation.
President Sobel reported that 2 liens were files for nonpayment of dues for 2024. One of these has been paid. Please remember to get your dues paid by Feb 1st.
Janine Barber of the Architectural Committee reminded homeowners that all exterior projects need to be approved prior to beginning your project. The only Q4 project approved was a retaining wall at 907 Findlay.

Mark Ashmead gave a report on the water ways. In addition to the annual tilapia drop, there were 2 beavers that were rehomed and all water checks passed in testing. The very rainy July and August which pushed back dam construction. Moreover, miscommunication between the engineer and the contractor resulted in a redo of some concrete (at no expense to us). Another concrete pour is scheduled for Friday the 16th. After that, 50 energy dissipaters will be set and then the repair of the wing walls will begin. Mark reminded homeowners that as spring arrives, please trim your branches over the water. All over-hanging branches must be at least 10 feet above the water.

Michael Saliba expressed great disappointment in the City for refusing to provide any funding for repair of the 50 year old dam. The dam benefits not just Interlochen but also many surrounding neighborhoods and thousands of Arlington residents that enjoy the City owned Findlay Linear Park

Election of the five incumbent directors was held and all were voted in for another 2 year term. There were no nominations from the floor.

Meeting was adjourned at 8:30pm by President Sobel.
