May 20, 2024 7:00pm @ Keathley residence

Minutes from the March meeting were approved

David Duperre reported that the HOA website has been updated and the e-directory with all 2024 changes will republished in June.

Treasurer’s report was presented by President Sobel on behalf of Treasurer Turner. Expenses were in line with previous years. All bills are current including our trapper for the 2 beavers caught this spring. The West Channel dredging that was recently completed and our accounting fees for the invoicing of our HOA dues. All but 2 homes have now paid their dues and late fees have been applied.

There was 1 resale certificate issued for the sale of 1108 San Juan Court.

The ACC approved 3 projects: 2 retaining walls and 1 kitchen remodel because it included a bump out of the current footprint. Questions arose about lawns being maintained and branches over the water to be trimmed and overgrowth at some waterlines. Reminders will be sent out to the homes involved.

There have been several complaints about barking dogs. Residents are reminded that the City of Arlington website has an Animal Control link to report continuing excessive barking. Complaints submitted to the city site will get a response.

Water Chair’s report was given by Brian Dawson standing in for Tony Lester. Water levels are good due to the recent rainfalls. Tilapia were distributed by David Duperre on April 24 and are starting to do their job of eating algae. An early duckweed bloom is being treated by a non-toxic spray with some positive results. The Westwood fountain was repaired after a garbage bag was caught in its motor. The project regarding the dam repair is still on hold. The latest delay is that a cultural survey must be completed by the Texas Historical Commission. Once that is done, it is hoped that approvals will be given by the Corps of Engineers.

The 4th of July Boat Parade plans are in full swing. We have lots of new boats on the canals. Parade Co-Chair Saliba expects a big turnout.

The next meeting is tentatively scheduled for July 22.
