Lake Interlochen HOA Board Meeting
September 11, 2023 7:00pm @ Keathley residence

Directors attending: Ralph Sobel, Brenda Cubbage, David Duperre, Tony Lester, Michael Saliba, Ken Seipel, Chris Slauter,Nancy Weaver, Bryan Keathley, Bruce Turner

Absent: none

Non-Board Architectural Committee: Janine Barber and Pat Jenkins

President Sobel called the meeting to order at 7:00pm.

Ed Klobas expressed his concern about the water levels in the canal and wanted to know when they would return to a normal level. He was informed that we were working on the issue with our contractor who will be handling the dam repairs. We have had an extended drought and rain will also help rectify the situation.

David Duperre reported the website is up to date and the calendar is correct. The platform of our site has been updated and all previous information was retained. The conversion has been completed. Our resident file is being updated thru an excel file and will be sent to residents in January.

Bruce Turner reported all bills have been paid thru August 23rd. We have a new category on the financial statement that will track our dam repair expenditures. There is still one household that has not paid their dues. A lien has been filed.

Pat Jenkins reported on the ACC activities. There were 6 projects approved. 1 Fence, 2 retaining wall projects, 1 roof replacement, an exterior paint color, and one home getting solar panels. The new Texas state laws regarding solar panels and generators have been adopted effective September 1, 2023. The Board approved these amendments and the neighborhood will vote to the inclusion of them into the Interlochen Estates covenants at our Annual meeting.

Tony Lester reported on the water conditions. Our water levels have been down quite a bit and our gravity flow was not keeping water levels at an optimum level. We had pumped water from Rush Creek into the canals for 3 – 4 days which kept the water level from dropping further. With the recent rains, the gravity flow is now working again and the water levels have been rising without need for additional pumping. When the dam is repaired the flow pipe will be placed at the lowest level possible, extended further into the pond, and affixed so as to not move from this position. We are still waiting for the Corps of Engineers and the City of Arlington to approve the dam project. Cultural and Wildlife reports have been completed.

Two new fountain motors have been purchased and all fountains are now up and running properly. A start date from American Underwater Services as to when they will begin dredging the end of the West Channel is still pending. With the low water and high temperatures, water testing was done to confirm the lake is safe from E. coli. There has been no news of recent beaver activity on the canals. Low limbs have not yet been trimmed by the water committee due to excessive heat. With the cooler weather, it is hoped that homeowners will be able to complete these tasks.

October 3rd will be National Night Out, city attendees have yet to be determined. Ralph Sobel has been in touch with traffic control concerning the traffic management during Interlochen Lights.

The Board voted to approve no increase in dues for 2024.
