Meeting Minutes – March 2, 2026

Lake Interlochen HOA Board Meeting
March 2, 2026 7:00pm @ Slauter residence

Directors Attending: Ralph Sobel, Chris Slauter, Brian Keathley, David Duperre, Brenda Cubbage, Michael Saliba, Brian Dawson, Bruce Turner, and Mark Ashmead

Absent: Noelle Slater

Non-Board Architectural Committee: Janine Barber

Guests: Tom Ware, City Council candidate; Susan Reagan, President of Randol Mill Garden Homes HOA; Stephenie and Juan Feria, and James and Cindi Cunningham

President Sobel called the meeting to order at 7:05 pm

Tom Ware introduced himself to the Board and explained why he is seeking the Arlington City Council’s District 4 seat which includes Lake Interlochen. Andrew Piel is not running again due to term limits.

The Board ratified new officers and Committees as follows:

  • Ralph Sobel – President
  • Chris Slauter – Vice-President
  • Brenda Cubbage – Secretary
  • Bruce Turner – Treasurer

The Water Committee Chair is Mark Ashmead with Brian Dawson and David Duperre as members. The Architectural Control Committee Chair is Janine Barber with Kim Besly and Grace Whetstone as members. The annual meeting minutes were approved and have been posted to the HOA’s website. The website has also been updated with holiday photos.

Financials

The balance sheet, income statement, and expenses were reviewed. Several homeowners have not paid their dues yet for 2026. The Board is in communication with those owners to collect amounts owed. The HOA is current with payments to the dam contractor, Southwest Erosion, and the dam is nearing completion. The cash position of the HOA is sufficient for operating expenses. Replenishing the reserve fund will be a priority once the dam project is complete. There has been one title transfer certificate prepared by the HOA in 2026.

Architectural Control Committee (ACC)

Seven projects have received approvals.

  • 802 Loch Lomond – constructing dock and landscaping
  • 1100 Montreau – extension of second floor
  • 1105 Montreau – backyard repairs and improvements
  • 1107 Montreau – foundation piers and repair work
  • 1308 Crowley- exterior painting and a new roof
  • 1420 Porto Bello – driveway dumpster for interior repair project
  • 3202 San Paulo – house is on the market and color changes and repairs will be submitted as needed

A reminder that all exterior projects need to be approved by the ACC before work begins.

Dam Project

The contractor is currently working on installing 40+ dissipators (concrete blocks) at the base of the dam. Remaining debris at the bottom of the dam is being removed.

Water Committee

Duckweed and algae were problems last year throughout the boating season. The Board has approved ordering more tilapia this year in an effort to control the algae. Duckweed solutions are also being investigated by the committee.

The HOA has submitted its annual report to the Texas Water Commission. The dam is functional, the water quality of the lake is good, and all other metrics are in normal ranges.
Many homes have low hanging and broken tree limbs and branches reaching the water. We ask everyone to please check your shoreline to be sure your trees are more than 10 feet above the water line. The water committee will be compiling a list of homes that need trimming and branch removal. Individual homeowners will be notified of work that needs to be done at these locations.

Please DO NOT allow your yard crews to blow leaves or other debris into the lake. The decomposing leaves create many problems for the lake and fountains. Dredging of the lake, especially the ends that acquire a lot of silt will be addressed soon after the dam project is complete.

City Paving Projects

The City’s curb and street repair/replacement project is ongoing. Ralph has previously sent e-mails to owners with contact names, phone numbers, and e-mails for complaints and questions. Broken sprinklers, replacement of grass, and other damage to yards should be reported.

Our next HOA meeting is scheduled for June 8th, 2026.
